The condition of the existing building requires a demolition and complete rebuild, to include:
Rebuilding of the iconic ‘Art Deco’ front Façade facing onto Beach Street. This will be rebuilt to appear as it does today and will keep the iconic and much loved vista onto Beach Street.
A new cinema containing 49 seats, bringing back this use to Deal for the first time since 1963.
Nine new townhouses and three apartments, reflecting the accepted need for a mixed used development.
Provision of a café for public use, with outdoor seating area, preserving the view of and from the Timeball Tower.
Improvement to the public square and local connectivity improved by adding a connection through the site from South Street.
Below you can see a comparison of the existing site and plan and the layout of the proposed new development. The new proposals feature the new cinema building to the east, facing the seafront, topped by three apartments. To the west of the site, extending onto the car park area, we propose nine new townhouses.
Laying out the site in this way will greatly improve the connectivity with and views to the Timeball Tower to the south and Carter House and 1 Beach Street to the north, with a new route between South Street, the Timeball Tower and Beach Street.
The building to the front of the site, facing the beach, will feature the new cinema, containing 49 comfortable seats. To the side will be a new café, that is open to everyone regardless of whether they are using the cinema. At the front of the building the replacement curved entrance will host a new box office. The cinema, café and associated toilet facilities will all be fully accessible.
Above the cinema will be three new two-bed apartments, designed to be fully sound insulated from the cinema below.

To the rear of the site, extending onto the existing car park, we propose nine new townhouses, built to reflect local styles. The plan above shows that all townhouses will feature private gardens. You can see the layout of the townhouses by clicking the thumbnail below.
The townhouses will contain large sash windows and curved brick facades to reflect local styles.
